FOUR new tenants for a Bury business park have provided a significant jobs boost for the borough.

Bosses at a range of different outlets have signed on the dotted line to secure space at Chamberhall, off Harvard Road.

Carpet wholesaler Capper Sharrock now occupies a 26,000 square foot unit there after securing a 10-year lease.

And one of their new neighbours will be Motion Industries, a specialist bearings and transmission products, which has acquired the rights to a 7,500 square foot building.

Another similar-sized unit, for the next decade at least, has gone to social enterprise Ability Tec, which supplies contract electronics through its workforce, which is mostly disabled.

And watercooler outfit Bollin Valley has moved into a 2,500 square foot location. Another building of the same size has also been privately bought.

Burgaflex, a leading automotive tube and hose maker, created 35 jobs locally as the new tenant of another 19,290 square foot unit earlier this year, Four units now remain to let.

Cllr Eamonn O’Brien, leader of Bury Council, said: “Bury is very much open for business, and investing in the local economy and attracting quality companies to our borough is one of our highest priorities.

“Chamberhall is an excellent town centre site for businesses to establish themselves and thrive, and we are delighted that our partnership with St Modwen has already attracted so many new companies to join us in Bury, just weeks after the development was finished.”

Gemma Butler, asset manager at St. Modwen Industrial & Logistics, added: “To see Chamberhall reach over 70 per cent occupation this soon after construction shows confidence in the market and reaffirms our decision to speculatively deliver this first phase."

Heath Capper, Capper Sharrock's managing director, added: “We required a well-located unit for our operational and distribution needs and St. Modwen helped us identify a space that was fit for purpose."

The scheme’s high-specification and eye-catching product made this decision easier and exciting for us as a growing company moving forward.”

Joint agents for the scheme, Paul Nolan at Nolan Redshaw and Rob Tilley at Knight Frank, added: “We knew that demand would be strong for this type and quality of scheme, we just needed a developer to share our view. It is pleasing to see St. Modwen’s confidence being rewarded with such strong early deals. It is a quality scheme and just right for the location and current market conditions.”

St. Modwen has signed deals to bring four new businesses to its popular Chamberhall Business Park in Bury – just one month after construction completed on the development.

Local carpet wholesaler Capper Sharrock Limited will occupy 26,000 sq ft on a 10-year lease, while Motion Industries, which specialises in bearings and power transmission products, has purchased a long leasehold interest in a 7,500 sq ft unit at the site. Social enterprise Ability Tec, which delivers contract electronics through its majority-disabled workforce, has taken a 7,500 sq ft unit on a 10-year lease.

Watercooler specialists Bollin Valley has snapped up a 2,500 sq ft unit at the site, while a second 2,500 sq ft unit has been purchased privately.

The business park is already home to Burgaflex, a leading automotive tube and hose manufacturer, which last month signed a long leasehold interest to occupy a 19,290 sq ft unit.

Only four, 11,000 sq ft units now remain available at the scheme and can be taken individually or combined, catering for occupier requirements up to 44,000 sq ft.

Gemma Butler, Asset Manager at St. Modwen Industrial & Logistics, said: “To see Chamberhall reach over 70% occupation this soon after construction shows confidence in the market and reaffirms our decision to speculatively deliver this first phase. It’s incredible to see the variety of businesses that can now call Chamberhall home and we wish them all the success as they establish themselves here.”
