PLANS have been submitted for a change of use at an off-licence in Radcliffe.

Jo's Off Licence & Convenience Store, in Spring Lane, could be converted into a four-bedroom house with alterations carried out to the front and rear elevations of the property.

Biasa Joshi has applied to Bury Council for a change of use at the 75.6sqm site, near Festival Gardens.

Plans state that the off-licence has been vacant since February 1 this year, but residents reported that it had been closed for several months prior to that date.

Bury-based Imam Planning Services, on behalf of the applicant, said in the design and access statement submitted with the plans: "The premises are surrounded by the well-established

residential properties. The proposed development will match to the adjacent properties in appearance. Amenity space and bin storage area is provided within the rear yard.

"The application site is previously used as a local shop, located within an established residential and commercial area and is within close proximity to a high number of services and facilities.

"The proposed change would not appear as an incongruous feature within the local landscape and would readily assimilate into its surroundings due to its design being reflective of existing properties locally.

"The proposed change would not have an adverse impact on the character and appearance of the area and will integrate well into the urban grain.

"Materials would match those of existing dwelling.

"Of significant benefit is the removal of the shop appearance and the provision of much needed of residential unit. This will improve the appearance of both the site and the street scene."

The application is due to be considered by Bury Council's planning committee.
