A ROW of townhouses could be built at a former playground that is surrounded by protected land.

Plans have been submitted to develop four three-storey townhouses with associated landscaping and parking in Stoneclough.

A new pedestrian crossing and kerbing could be installed at a proposed junction with Fernside to create access to the properties.

The green space surrounding the site is earmarked as ‘protected open land’ — which is not as strictly safeguarded as green belt, but similar.

The site itself — measuring 1383sqm — is vacant and its last known use was a children's play area.

Drawings of the properties suggest that each of the houses would be designed to the same specifications, with a living and dining area, kitchen, hallway and toilet on the ground floor.

They would have two bedrooms and a bathroom on the first floor, and a bedroom, storage space and en-suite on the second floor.

An application submitted to Bolton Council proposed two parking spaces for each of the properties. These would be made from tarmac and concrete.

Natenel Azar of Salford-based PCI Ltd, the developer behind the proposals, intends to build the four properties from brick with stone detail, black roof tiles and grey UPVC windows.

The plans have been distributed to about 30 properties in the surrounding area as part of the consultation.
