MULTI-MILLION plans to build an exclusive retirement village on the former Pontins site in Middleton will be discussed by councillors on Monday.
And planning officers have proposed that the ambitious scheme be rejected.
There are concerns that the development, which would be four times the size of Middleton village, would become just another large housing estate.
The plans submitted by C J Homes include three bedroom houses and there are also concerns about access on the narrow lane which leads to the site.
But Cllr Paul Morris warned: "If we reject this out of hand we could be looking at it being a derelict site for the next 20 to 30 years."
